What are measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total area of the home and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Disputing property taxes

Property tax records frequently reflect the wrong square footage because the values can come from various sources, and occasionally go unproven — which means you may be paying for more square footage than you actually have! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before attempting to dispute your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home measurement service can ensure that you're paid a fair price for your property. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are often estimated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of interested buyers. The only sure method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To ensure that your client's property sells at a price that correctly reflects true market value, we advise asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested since they can see the layout and details of the house before and after touring.
